Simply spectacular ocean vista from the big bay window, looking across the Firth of Forth to Fife & encompassing The Bass Rock, Craigleith & The Lamb, heading westward to Fidra. This inviting room has a comfy Ekornes leather sofa & 2 Ekornes reclining armchairs to relax in, with matching Ekornes footstools, together with a flat-screen TV with Freeview, a Blueray DVD player, a CD/Radio/Cassette player, plus many additional creature comforts throughout including a fantastic range of books, magazines, board games, DVD's and CD’s to help entertain & make you feel right at home.
KITCHEN ~ BREAKFASTING ~ DINING AREA :
More fabulous sea views of Craigleith island, across the Firth of Forth to the Isle of May and Fife’s gentle coastline. Exceptionally well-fitted & equipped kitchen, with integrated electric double ovens, grill, 4-ring electric hob, extractor hood, microwave, coffee machine, kettle, toaster, larder fridge, slimline dishwasher, combi-washing machine/tumble dryer & a useful overhead drying pulley. An additional fridge/freezer is located in the nearby Utility Room. With plenty of storage, there is also a handsome oak dresser with a lovely Denby dinner service & an oak dining table which comfortably seats 6 guests.

Great facility with an additional fridge/freezer & stacks of extra storage space for all your luggage & holiday gear. Plus your very own "Tourist Info Centre" - information folders crammed with leaflets galore, giving you tonnes of ideas for "things to do & places to visit", local eateries, maps, & transport timetables !
THREE BEDROOMS :
Three beautiful, comfortable bedrooms to choose from, again all with excellent storage and all individually equipped with hairdryers & bedside alarm clocks. The spacious Master Bedroom features an oak king-sized bed and has lovely, leafy views over the gardens of Marmion Road. The Second Bedroom, also with attractive views onto Marmion, has two single beds. The Third Bedroom, an internal room with a half-glazed door opening onto the bright Upper Hallway, has a single bed, with a further "pull-out" single bed available on request. Please note there is an extra charge of £50.00 for the "pull-out" bed per booking, which will be added to the overall cost at the time of making your reservation.
The smart tiled bathroom has a traditional roll-top bath with a Mira Airboost electric shower over & a full-length glazed shower screen, a wash hand basin set within a mosaic tiled vanity top, w/c, heated towel rail, underfloor heating & plenty of storage.
There is a beautiful private walled garden - upper & lower sections laid to lawn, with well stocked borders, wild flower & herb beds & a sheltered patio area with garden furniture, sun-loungers, sun-parasol & BBQ, perfect for adults & children alike. There's also an outdoor drying area, together with a shared Wash House, terrific for storing & washing down your sports gear, bikes, wet suits, wellies, etc., plus a further Storage Room ideal for housing your golf clubs & carts.

North Berwick is an attractive, vibrant seaside resort with a bustling town centre, lively harbour, magnificent sandy beaches, interesting cliff top trails, rockpools, kids' paddling/boating pond, sea-kayaking, paddle-boarding, golf courses, putting greens, tennis courts, a bowling green, cricket, rugby & football pitches, kids' playpark with skateboarding facility and a superb Community Sports Centre offering badminton, tennis & squash courts, a gymnasium & a fabulous indoor swimming pool with spa facilities. My family & I recently had the pleasure of staying here for 1 week. The accommodation was faultless.Spacious, comfortable, spotless & with glorious sea views. North Berwick has so much to see & do.. Our only complaint- 1 week certainly wasn't long enough!!! I can't recommend this property highly enough....We have already booked for a longer stay in 2015.
