Ark at Anchor is a truly spectacular wheel chair accessible ground floor apartment with unbeatable views across the Firth of Forth. It is said to be the closest house to the sea in Edinburgh and the 12 meter balcony that overhangs the sea allows 180 degree uninterrupted views of the Forth and over to Fife. This spacious 3 bedroom holiday house, which has been recently renovated to a high standard, is a perfect base after a days sightseeing or simply to spend a day relaxing, looking out to sea.
Sitting area:
The sitting area has a unique wall of glass with uninterrupted views out over the Firth of Forth and has access onto the balcony and deck. It offers a log burning fire, a small, smart internet T.V at the end of the living room and bluetooth stereo system with digital radio.
Please note that firewood is not supplied but can be bought locally from B and M Stores, Aldi or Lidl all of which are less than 5 minutes drive from the property.
Kitchen and dining area:
The kitchen is fully equipped with induction hob, integrated electrical double oven, microwave, dishwasher, large fridge freezer with ice and chilled water facility, toaster, kettle, instant boiling water tap and a breakfast bar. The dining area seats 6 people comfortably and has views out to sea.
Bathrooms:
In addition to all the bedrooms having en suites there is a separate w/c and hand basin located in the front hall.
Deck/Balcony:
Accessed from the living area or master bedroom this space offers an undercover seating area with chairs, table and is perfect for watching the sunrise or sunset.
Location:
The property is located in the suburb of Joppa in Edinburgh and is 4.5 miles from the city centre. The city centre is a short 20 minute drive and there are frequent buses into town provided by Lothian buses
General:
We are afraid that this property is not suitable for babies or young toddlers. This is due to a safety risk on the balconies and the position to the the sea below. We would suggest that from the age of 7 children would understand the risk.
Book now:
To make a booking you can book directly through this site. All you need to do is select your dates and the number of guests. The price will be calculated for you. You are required to pay a 20% deposit payment with a minimum payment of £150.00 or higher which secures the property, this payment is non refundable in the event of a cancellation. Then, 42 days prior to your arrival date the balance will be payable – after this date the booking will be fully non-refundable.
A £250 refundable damage/security deposit is due 7 days before arrival, and refunded after departure.
Check-in is from 4pm and check-out is by 10am. Access is via a key safe, the instructions for which will be provided within the week of your arrival.
Sleeping arrangements
The Spa suite master bedroom has an en suite with high back bath, king sized bed and sea views. The spa suite is directly connected to a glass conservatory which offers a large multifunctional bath, a separate steam cabinet with seat facility, monsoon shower, body jets and Mp3 connection. Finish off your spa experience with a full body warm air dryer.
Bedroom 2 has a king sized bed with views onto open parkland and the sea. It also has an en suite with w/c, hand basin and shower.
Bedroom 3 has two single beds and an en suite with w/c, hand basin and shower.
Please note we do not provide hypoallergenic bedding in our properties.

Exterior
Ark at Anchor gets it's name due to the unique exterior of stainless steel trims, timber decking and sloping gantry leading you into an overhanging timber canopy entrance.
At the rear of the building you can access the overhanging balcony and decking which offers 180 degree views, perfect for watching fantastic sunrises and sunsets.

Portobello has 2 miles of golden sand is only a 20 minute walk along the sea wall. The promenade that runs along the beach has cafes, bars and a Victorian swimming pool featuring an original Aerotone and Turkish baths.
The old market town of Musselburgh is 10 minutes in the other direction and has a harbour, theatre, shops and Scotland's second biggest racecourse.
The beach can be accessed by steps located 150 yards from the property and when the tide is out it’s perfect for a stroll along the sand and bird watching.
Many of East Lothians golf courses are within easy driving distance from the property.

This is by the far the most fabulous space we have ever rented. Honestly it is like you are on a ship sitting right in the water. The sound of the sea going to sleep and waking up made it worth every penny. The accommodations and decor are spot on and top scale. We loved our walks to the Promenade and bus trips to Edinburgh with the bus stop right across the street. The beds were comfy and loved the fireplace. The kitchen was modern and top class appliances and everything you could need and then some. Quiet, relaxing, romantic and loved the location. Cannot say enough good things about this rental. Only down side is that we always travel with our dogs so we won't be coming back. However, this was a really nice break for just the two of us for my Husband's birthday. Thank you for allowing us to stay at your lovely cottage on the Sea.

This was one of the best Airbnbs stays I have ever had! We were with a group and they all had nothing but great things to say about this Airbnb! They had extra amenities, easy instructions, cool technology, comfortable beds and seating! We had a blast and only wished we could have stayed here longer! Will definitely come back!!!! (Airbnb)

Lovely house in a beautiful setting - nice walks along the sea path and promenade - walking distance to a very nice bistro and a beach cafe that did a great brunch. Sea views were lovely being right on the sea wall. (Airbnb)

This has to be one of the best apartments in the Edinburgh area. Not only is this a deceptively spacious apartment, it is also in a fantastic location next to Portobello beach. It is incredibly relaxing to listen to the waves with a glass of wine in the evenings, and to have coffee on the deck in the morning. So well located and beautifully decorated - amazing! (Airbnb)

This apartment is in an excellent spot. Easy access to the city of Edinburgh with a very well served public transport. Few minutes walk to Portobello beach and promenade. That's if you want to even leave the property. The views are spectacular you will just want to sit there and watch. Bird watchers will love it. The apartment has everything you will need for your stay and more. Everything is catered for. It is so peaceful and tranquil. The facilities in the property are excellent which will make your stay very relaxing. Like sitting on a cruise ship surrounded by water. (Property guestbook)
