This charming detached holiday house is a "family" and "dog" friendly holiday house with 4 bedrooms, 3 on the ground floor level and 1 bedroom on the first floor. Sylvan Orchard is a fabulous family holiday home situated in the sought after area of Goose Green in Gullane. The accommodation is well presented and provides bright and flexible accommodation The property is located within walking distance to Gullane's famous golf courses and gorgeous sandy beaches. Gullane boosts fabulous local independent shops and restaurants which are all within a 5 minutes' walk. Sylvan Orchard is the perfect place to relax and enjoy a coastal holiday retreat or golfing break in Gullane, East Lothian.

2 minutes walk from Tom Kitchen’s restaurant - the Bonnie Badger. 5 minutes walk from La Potiniere restaurant, the Main Course Italian restaurant and the Old Club House pub.

4 bedrooms - sleeps 8 plus an additional 2 - there is a sofa bed in the front living room

3 Twin bedrooms each with two single beds (bedroom 4 can be arranged as a super king sized double bed on request)

There is a sofa bed in the sitting room which can be used on request to sleep up to 2 additional guests. There is a charge of £50.00 for the use of the sofa bed

Sitting room:
The sitting room is perfect for a group of 8 with plenty of seating, TV, satellite TV (BT Sport and BT Channels) and DVD player. There is an open fire for those colder days and patio doors leading out to the private garden and decked area in front of the house

The kitchen is fully equipped with a hob and electric hob, microwave, fridge/freezer, washing machine, dishwasher and everything else you will need for your self catering or golfing holiday.

There is lovely open plan dining area with a dining table to seat up to 8 guests

Snug / Study/Playroom
There is a Snug/ Study/Playroom which offers the perfect place for children or adults to enjoy some time away from the main sitting room/ dining room areas! This room has plenty of desk space should you wish to work while you are here. There are opening doors leading to the private patio garden.

Sun Lounge
There is a small sun lounge which overlooks the private garden.

There is a mature garden to the front of the cottage, plus a decked area leading directly off from the lounge. The property benefits from a garden to the front laid to grass with attractive apples trees and an enclosed courtyard to the rear. There are table and chairs provided for you to enjoy the summer weather. Goose Green is directly in front of the property which is perfect for parking/ walking the dogs and for the little ones there is a super play park for the children to enjoy. For the not so sunny, perfect days, you can relax in the snug conservatory with a good book and a hot cup of your choice.

This property is perfectly located for the family self catering holiday with your dog Great walks, easy location for the Gullane beach and Main Street shops. If you are a golfer this property will suit all your needs. The property is right on the doorstep of 5 international golf courses in the village and easy driving distance to any of the top 16 golf courses along the coast line and in the East Lothian area.

Pet friendly
You are welcome to bring 2 well behaved dogs, there is a small charge of £30.00 per dog per week

Central heating, electricity, bed linen, and towels are all included in the rental.

To make a booking you can book directly through our website its safe and secure. All you need to do is select your dates and the number of guests. The price will be calculated for you . You will then be required to pay a minimum of £150.00 as part payment , this is non refundable in the event of a cancellation. Then , thirty days prior to your arrival date the balance will be payable plus a refundable damage deposit of £150.00. Your refundable damage deposit will be held until you depart and then automatically refunded back onto your card within the week after you depart

The property is laid out over two floors there is an entrance vestibule which leads into the conservatory, large hallway which is also used as the dining room, good sized sitting room with living flame fire and double doors leading out to a decking area, twin bedroom with integral shower and wash hand basin (no toilet), large kitchen with breakfast bar opening onto further living area/study/playroom with double doors leading out to an enclosed sheltered courtyard, hallway leading to large shower room (including toilet) with utility area housing washing machine and dryer, further twin bedroom and twin bunk bedroom both with doors leading out to the enclosed courtyard. From the main hall, stairs lead up to the first floor where there is a family bathroom (including toilet) and master double bedroom with large walk-in cupboard and lovely views over Goose Green.
