The very large and beautifully presented house is the perfect space for the family, a group of couples or golfers to gather and enjoy time in these wonderful surroundings. Downstairs offers expansive entertaining space, perfect for enjoying a meal together whilst taking in the wonderful open views of the garden, North Berwick golf course and beyond to the beach and the Firth of Forth. Direct access to North Berwick golf course can also be enjoyed from the garden at Ryva!

Ryvra is accessed through private gates with a drive leading to the front of the house. The main entrance leads into the light, spacious hall and seating area. To the right is a very large, bright and impressive kitchen, dining and seating area. This expansive room offers outstanding views to the garden over the Golf Course and on to the Sea. A WC is also located on the ground floor as well as a large utility room, offering plenty of space for boots, coats and golf bags.

This property sleeps up to 10 in 4 bedrooms. The stairs lead up to the first floor landing where there are 3 large bedrooms – 1 with the benefit of an en-suite and all with king size beds. The lounge is also situated on the first floor with two large sofas where you can chill out, watch TV or simply sit and admire the amazing sea views. The family bathroom with a bath and a shower is also on this level. The 2nd floor, at the very top of this magnificent property is a newly built living area. This light, modern space offers a living area with a TV and sofa bed aswell as a bedroom with a double bed and a spectacular spacious en-suite with bath and walk in shower. Simply perfect for the couple in the group who want a bit more solitude or indeed a space where the teenagers will be delighted to be banished to!

The large garden has plenty to offer, with seating areas in the front and back gardens, lots of space, perfectly secluded, great for a summer BBQ!

Within the grounds is a self-contained apartment owned by the owners of Ryvra house. Occasionally, the owners’ family do stay in this property and occasionally share use of the gardens.

With reference to group bookings – please refer to our terms and conditions. Booking confirmation of parties greater than 6 of all male/all female groups can not be made until written permission is received from Lettings of Distinction. If your party is of that nature, please enquire via the contact page.
Our properties are protected by SUPERHOG, the digital insurance trust platform that enables hosts and guests to confidently transact in the short-term holiday rental space. Please note that once you have booked, you will be contacted by SUPERHOG directly to verify your identity. If you want to take advantage of this free insurance, please make sure your verification is completed prior to check-in.

Alternatively, if you prefer, you can opt to pay a £400 damage deposit 7 days directly with us before arrival. Your deposit will be held during your stay and refunded 5 days after departure, subject to an inspection of the property.

Please also note complimentary mid stay cleans (including the provision of fresh linen and towels) will be provided as follows:
Bookings for 14-21 nights will receive one mid stay clean
Bookings for 21-28 nights will receive two mid stay cleans
Should you require any further mid stay cleans or linen and towels provided please note there will be an additional cost for this. Please contact the Lettings of Distinction team to enquire further

Sleeping arrangements

4 bedrooms sleeping 10.
1st floor - 3 large bedrooms all with king-size beds (2 beds can be split to make 4 singles on request).
2nd floor - 1 bedroom with double bed, and 1 x sofa bed in the living area.

Three of the beds are zip link and therefore have the ability to be made to singles. Please request your bed make-up at the time of booking.

Interior layout

Ryvra is a large Victorian villa over 3 floors. On the ground floor you have a large entertaining hall, which can be open to the dining room and open to the kitchen. It is a fantastic entertaining space. There is also a downstairs toilet and large utility room. Upstairs has a large drawing room, 3 double bedrooms 1 with an ensuite and a family bathroom. Upstairs again and there is a large open lounge / play area with a sofa bed, a large bathroom and the 4th bedroom.

    Entering North Berwick along the A198, turn left down Hamilton Road, follow to the bottom of the hill and turn right along Cromwell Road past The Marine Hotel and Spa, turn left into Fidra road then turn right. This lane will take you to the drive of Ryvra. You will see Ryvra's garden gates ahead of you. Through the gates into the garden area of the house and you can park in front of the house.
