Description

Sycamores by the Sea is part of Kings Knoll, located just a few minutes walk from the High Street, the beach, the railway station and the swimming/sports centre making it an ideal location for a holiday to North Berwick. The setting is magical; the grounds extend to 3/4 of an acre, much of it woodland to explore, but with private patios/decking and grassed areas to the front and rear aspects.

Brand new fully equipped kitchen , with washing machine , dishwasher . Electric oven and cooker and fridge freezer

This is a wonderful open plan sitting room with dining area , with french doors leading to the garden The sitting room is tastefully furnished with sofas, large TV and seats 6 at the dining table

There is a family bathroom with a bath and a shower above. There is a en suite shower room off the master bedroom

Large grounds with a substantial wooden playhouse in the garden., perfect fro children to use under adult supervision.

The house sleeps 6 in three bedrooms and is comfortable, bright and spacious. Its been newly upgraded (June 2017) and decorated in neutral colours. This is one of our pet friendly properties and a fee of £20.00 is payable per pet ( maximum 2)

To make a booking you can book directly through our website its safe and secure. All you need to do is select your dates and the number of guests. The price will be calculated for you . You will then be required to pay a minimum of £150.00 as part payment , this is non refundable in the event of a cancellation. Then , thirty days prior to your arrival date the balance will be payable plus a refundable damage deposit of £150.00. Your refundable damage deposit will be held until you depart and then automatically refunded back onto your card within the week after you depart

The property is a bungalow with accommodation all on one level.
Enter the front of the property (ramped access) through a sun room. There is a large hall. All rooms are off the hall:

Our property is part of Kings Knoll, located at 24/1 Clifford Road.
Directions - if you are coming to North Berwick from the coast road, past Gullane and Dirleton:
When you enter North Berwick follow signs for train station, that is turn right at second set of traffic lights in North Berwick. Pass the entrance to the train station and continue up the windy road. This will take you onto Clifford Road. We are number 24.The property is bounded by a tall Redstone wall. There is a one way system with and “in” and “out”. The “in” is the second opening from this direction. Once you are in the grounds you will see the large historic property that is Kings Knoll. We are the bungalow to the left of the main property as you face it. There is parking in front of the main property.

Fox Lake Adventures Between EastLlinton and Dunbar. Wakeboarding, ropes courses, walks, café. You can just go in and watch if you don’t want to participate.

Dunbar Swimming Pool. Has wave machine, slid e and café

North Berwick Sports Centre (swimming , trampolines, badminton and squash court, cafe.

North Berwick Law- walk from the house and see the ponies. Great view if you make the top.

Edinburgh- train to Edinburgh only takes 35 mins and runs fairly regularly.

Tyninghame beach. Spectacular beach. Much less populated than North Berwick if you are looking for some peace. A bit of a walk from the car park to the beach – maybe half a mile..



Places to Eat in and around North Berwick.

Cake Café in North Berwick – good coffee, simple breakfast/lunch and has play area for kids.. can be a bit noisy. Only open on a Friday evening when Big Blue Pizza van parks in their carpark.

Steampunk café- very good coffee but ask for it extra hot. Interesting environment. Simple food made on premises. Granola bars are great.

Zitto’s Italian. Best Italian in NB. Family friendly.

Cucina Amore- Italian – also good.

The Rocks, Dunbar. Best place for fish n chips, but has a varied menu in an old fashioned setting near the beach. Service is always really good.

The Farm Shop at Fenton Barns. Home made lunches. Probably the place we go most often.

The Glen Golf Club, East Beach. Open for breakfast and lunch. Spectacular views across the beach. They do a carvery on a Sunday that is really good.

Tiger Coast, Indian. Good quality food. Sit in or takeaway. You can get any starter and main meal with rice and a veg dish from the menu for £10 on a Sunday from 5.30pm (sit in). Another place we often go.

The Walled Garden, Archerfield. Open for breakfast and lunch. Relaxed environment. Food pretty good too.
